University of South Carolina Aiken will add housing, restaurants, and retail spots to campus. Chancellor Dr. Dan Heimmermann announced the plans during a State of the University Address on Sept. 9.
The master plan will create a more residential setting with green spaces, better amenities, and public-private partnerships for mixed-use development. Growing enrollment is driving the need. Fall 2026 enrollment topped 4,500 students. Residence halls reached capacity.
"Our residence halls are packed. And so I think there is a demand for additional housing here at USC Aiken, and we're working on a proposal to send through the appropriate estate channels to get that going," Dr. Heimmermann said, per the Aiken Standard.
The chancellor credited rebranding efforts from last year as a key factor in the growth, which has brought more students to campus than ever before, with many recruited from distant locations across the country and state.
New restaurants and retail businesses on or near campus will give students more activities. Cars? Many students don't have them, which makes reaching downtown Aiken or other areas difficult.
"Many of our students don't have cars. They can't get downtown or other places. It's very important that they have access to, for lack of better words, fun things, interesting things to do," Dr. Heimmermann said.
The development will benefit the entire Aiken region, not just students. The student body and community as a whole can enjoy the retail businesses and restaurants located on university property.
So, what comes next? Clarifying specific development plans. Dr. Heimmermann first introduced the residential campus concept around a year ago when the strategic plan and 2030 goals were shared in October 2025.
