Realty Income US Core Plus 3 acquired two properties housing Parker's Kitchen convenience stores. The purchase price hit over $13 million in late May, accorrding to the Aiken Standard. Each site (one in Aiken, another in North Augusta) cost the limited partnership $6.67 million.
The Aiken property spans 3.25 acres at 140 Jefferson Davis Highway. Meanwhile, the North Augusta site covers 5.5 acres at 5747 Jefferson Davis Highway.
Drayton-Parker Companies LLC offloaded both properties on May 28. This entity manages real estate development tasks for the convenience store chain and works out of Savannah, Georgia.
Realty Income US Core Plus 3 ties back to Realty Income Corporation. That's a commercial real estate investment firm operating from San Diego, California.
Greg Parker started the chain back in 1976. Company headquarters stayed put in Savannah.
Today, the operation runs north of 100 sites. Georgia and South Carolina anchor the chain's presence.
The company employs over 1,600 workers. Its loyalty program has pulled in more than 650,000 members.
Stores stock gas, hand-breaded Southern fried chicken tenders, and made-from-scratch macaroni and cheese. Both sites that switched hands opened their doors in 2024.
Construction continues on another spot at the corner of Whiskey and Chukker Creek roads. A second North Augusta store does business at 893 Edgefield Road.
